    • When private property goes En Bloc, owners can object. When HDB goes En Bloc owners are just Subjects!  Nobody cares! HDB just put your heads "On Chopping Board". Chop...chop...chop.... Cham ar! Liao Lwee! Pork Kai liaw! What benefits?

      Due to financial problem, my neighbour and I sold our previous flats to down grade and bought a very old small HDB units. Both fully paid up. So we thought we got a permanent roof over our heads. Buy within our mean. (His previous flat is a EM)

      Now HDB shout "On Bloc ar!" and ours heads is on the HDB Chopping Board! We are "forced" to buy HDB second "direct" replacement flat and forced to pay huge levy plus interest per annum. You know how much? Besides, we are now over 55 and CPF also wants us to put back a minimum sum upon En Bloc sale!

      All this mean we will have no more money left, let alone pay for the replacement unit.

      We are old and jobless with children still in school and HDB will not give us any loan (new regulation la). Who says "En Bloc" makes money? Government is helping?

      No choice we may have to sell the En Bloc flat and go queing up for rental flat like the rest!  But that is going to jump from the frying pan into the fire! Another digit for Lee S L to consider! Why more are homless and need rental flat? Who can help?

      The Situation is this:

      The Replacement flat offered to me cost about $175,000 (Wow!!!!!)

       My Present flat fully paid by CPF for $105,000) (You think Windfall $75,000 !)

      "Forced" to pay Levy $75,000 to $78,000 (Not that I want to buy 2nd HDB direct)

      So balance $100,000!

      CPF wants to lock up minimum sum (how much? ) Already got no CPF liaw!

      So Nothing left to buy another flat!

      Ask HDB and CPF? Sorry, this is Govt policy (Sound more like KorLiCy!). Their answer: Can't afford? Downgrade further lah!

      How? Even if I sell the flat I will not have enough to buy another one!

      Imagine? From a fully paid up 3 room flat - permanent roof over the family (worth a repalcement of $175,000) to possibily a homeless family overnight!

      What kind of Government is this? Can't they waive the Levy for En Bloc units? It is SUPPOSED TO BE a REPLACEMENT!  Why ask me to pay Levy? Even if I opt to forgo the 20% discount, I will end up lossing!

      We dont want En Bloc! We dont want to sell! I owed HDB nothing! Fully paid up!

      Can anyone give me better advice and calculation.

      In Singapore nobody will care about you the small fry.... except maybe Dr Chee Soon Juan who will go down on the streets and fight for justice and that is why they arrests him!

    • its time we singaporean do something about our own human rights

      time to protest down orchard road. gahment is getting too fuck up this few years..

      increasing price without consulting us the citizen.. and i feel that did those money really help the poor or go to the pockets of Ministers.

    • Thks for response. We want to be good citizens.  It is not the Political Leaders that are not good. It is the heads of policy departments that are not caring enough. It is Singaporeans attitude of Bor Chap! Governments staff of Bor Kuan!

      Opposition is good but it should not be seen as enemy less they destroy our own nest.

    • Have you tried selling your flat in the open market? I am sure there are many young couples who would buy your flat at a premium, way, way, way, above your $105,000 initial purchase price in order to get the benefits of a unit within your area, which is probably an older estate, with a new 99 year lease, than to queue for one in a new estate far, far away like Lim Chu Kang or Sembawang!

      Sheesh!... some guys have all the luck and still complain. :-(

      HDB offered $178,000 and I ended up nothing.

      Even if I sell it in the open market,

      HDB will still want me pay $78,000 levy

      CPF will still lock up another $100,000

      Will the remainder help me get another 3 room flat fully paid up?

      Show me your calculation.

    • if ur desperate, u have to make friend with mp and act pathetic, no money that kind. im sure thy wil acomodate you if u play your cards right. dont think pap is heartless, they still human, so if u cant beat them, join them, even if u hate them.

      HDB in the first place is not freehold

      is 99 leasehold property

      So if Govt want to take back or

      put up for an enblock sale

      nothing much can be help one

      Cannot sue HDB, cos sure loss! And will be Tar getted

      Cannot sue CPF cos sure loss! They use your CPF money to fight!

      Cannot sue the Govt cos sure c! Will end up like Dr C!

      Now understand why desperate n unfairly treated men and women blow themselves up to make a cause in other country!

      Go buy TOTO. No safe home! Govt not reliable liaw!

      Which forumn they view? But I think only Lee S L can make decision for such case. Has he got a website?  Will a trip to Ang Moh Kio make any difference?

    • Write a letter to your area MP, then CC to PM's office.

      1) how much is HDB offering to buy up ur en bloc flat?

       

      2) how old are your children?

       

      3) why would pple wan to buy en bloc flats when they are slated to be demolished for redevt?

       

      Anyway, these are your options based on what I have extracted from hdb.gov.sg:

       

          Question:      Q: I do not wish to take up or cannot afford a replacement flat, what are the options available?
      [ Home Owners > Selective En bloc Redevelopment Scheme (e-SERS) > Rehousing Benefits & Compensation ]      A: You may wish to consider one of the following options: 

      a) include your child(ren) who must be at least 21 years old as the co-applicant(s) of the replacement flat to help pay for the replacement flat;

      b) buy a HDB Studio Apartment if you are at least 55 years old as at the SERS announcement date, subject to availability; or

      c) buy a replacement flat elsewhere from HDB under the public sales schemes within the grace period and enjoy portable SERS benefits;

      d) sell your flat with the benefits package to eligible buyers. With the sale proceeds, you may buy a resale flat from the open market.

      That matter is not what or how I can pay another flat. The simple reason and answer is of cos to have more money. if I borrow, steal or robe and have sufficient money i can off cos get another flat!

      The pain is, in the name of up grading, I am being made to suffer when I already had a fully paid up flat! What kind of unfair and cruel Korlicy is this? I am sure I am not the only one affacted. My children are all below 21 years old.

      You are welcome...I do empathise with ur desperate situation.

       

      Problem is HDB policies are often complicated and no point fighting the system most times. I too, do not agree with such a system. Not every old folk has children to take over the replacement flats...and with a dwindling CPF and old age, how to get a replacement flat? Even studio apts may not be affordable.

       

      And in ur situation, children still young and u r above 55. May I suggest that u go down HDB and ask:

       

      1) if u r eligible for studio apt and the price (shd be below $100,000)

       

      2) if u may sell ur flat to buyers and check the price

       

      Last option is you don't take up any replacement flat. Take your payout money and rent a flat. This $$ may last u for years till your children grow up and are financially independent to buy housing. Since u prefer to withhold the age of ur children, pls do the math.

       

      U can try to ask ur MP and see if he has the influence to bend HDB rules, waive the levy and give u the replacement flat at the same price as ur current flat's value. But that will be setting a dangerous precedent and HDB certainly does not want future SERs residents to demand the same like u have.

       

      If u really wanna see PM, it's the PMOffice bro. Not AMK GRC, I have heard he doesn't attend meet the pple sessions.

    • Back in those days.. when HDB just started... there's no enbloc.

      So they set the lease to 99 years and make people borrow money to pay up front the full lease..with bank's interest.

       

      Now there's such thing as ENBLOC.. then.. please... don;t lease it out for 99 years.. just lease for 30-40 years..

       

      Then people no need borrow so much from a roof over their head. All the tenants will do is  to vacate when the lease is done.

       

      Enbloc this enbloc that.. in the end.. only people suffer.

    • HDB money forms part of the reserve. this reserve got squandered by the government investment arms.

      now they no money, have to claim back the people's property to get more money.

      have to sell off more strategic state assets to foreigners to generate more money.

      have to increase taxes to generate more money.

      more ERPs...

      sell off more land....

      in the end, the people suffers, with singapore land being owned by foreigners and populated by more and more foreigners.
