HDB or pte estimators?

i know HDB is charging S$167.50 to do 3 rooms flat valuation.
any1 has any idea hw much does pte estimator charge?
or any1 hv experience dealing with this?
HDB better or pte?
any property company can do valuation?
to sell a flat MUST pay property agent 2%?
if yes, hw come my sis-in-law can nego. till 1% huh? -

By the way, private assessor can assess your house at a rate between $120 to $180, and from the assessed value, you can do your own valuation on your property... -
oh! the commission is negotiable. coz i read newspaper that the seller hv to give commission is 2% thot is fixed.
as for the vaulation, i can approached any property company to do the valuation. mayb 3 rooms flat oni cost $120 from them. thks.

ever heard from NEWS that if get HDB estimators, if not satisfy with valuation can hired pte estimators.
if get pte estimators 1st n not satisfy cant get HDB do valuation???
