in my rental agreement. it stated:
1 - Min 3 mths stay to get back deposit.
2 - 1 mth notice to woner if i plan to move out.
lets say i move in may 4th, min 3 mths will be august 4th.
so i give notice at june 27th tht i moving out at july 27. = 1 mth notice
who knw the agent told me tht i need to stay 3 months min, another 1 month notice so i can get back deposit.
which this is not listed in the agreement.
i need someone who study law to give me advice.
if needed i will IMG the agreement.

but then again even if you have black and white, you still need to initiate the motion, because your deposit is with him/her.
depending on the amount (judging from the ambiguity of your contract, most likely it's small, because big amounts have copious contracts), maybe you can go small claims tribunal to lodge an application for your case to be heard.

If the landlord doesnt pay u back the deposit, keep everything in writing (the TA, the utility bills and other misc fees). You can't call the police in case it happens because the property belongs to the landlord and that may rule to her favour. Instead, engage a lawyer to take your case on "contingency" or the best is Pro Bono la.
Contingency means that the lawyer will only get paid if you win your case. Also, the judge can order your landlord to pay for your attorney fees where the landlord kept your deposit "wrongfully."

ok, here is the story.
because the agent msg me this:
please take note.
after 2 (sorry is 3 months)months then 1 month notice. deposit will refund.
and i sure this is not listed in the agreement.
i reply her i will check with other agent.
then she reply me
please check
tht's piss me off.
just now i ask for her name and office number, but she never give me.
after half an hour she call me ask me what happen actually. ask y i ask for office number is it want to make a big hullaRRR??
so i confirm with her, are u sure tht it's a must to have another 1 month notice after 3 months min stay?
she say no..

and confirm tht i only need to stay for 3 months which is may,june and july to get back deposit.
The agent try to trick me.. wtf!

It all depends on the crafting of the rental agreement. Industry practice is that you need to stay a minimum of 3 months before giving the 1 month notice, i.e. you stay a total of 4 months.
As I said, it all depends on how the actual agreement was crafted. You, being the tenant are at the losing end because the owner is holding your deposit. How do you think you are going to get back the deposit if you act tough with the owner... or the agent (but the agent doesn't seem very experienced).
Remember, you cannot go to court without the tenancy agreement (with stamp duty duly paid).

What laws, this is between your and your agents agreement, the laws only state if that room is eligible for rental or not, other than that you settle whatever agreement with the agent or tenant.

When u hv agreed 2 rent d room, u hv 2 pay one mth deposit & do d 1st payment 2 d owner.
In all cases, either u or owner hv 2 gif each party one mth's notice if either one party dun wish 2 continue renting d room.
Lets say dat u rent on 15th Jun n u hv 2 stay min 3mths as per contract. So, it shld end on 15th Sep. But u hv placed one mth deposit oredi. Dats y rental agent wil encourage u 2 make 1mth's notice 2 owner, so d owner dun hv 2 return u d deposit n u juz stay put 4 another one more mth.

than that is your problem, the owner/agent part is very clear cut. One month notice, nothing more, nothing less. Put yourself into the owner position and look in that perspectives.
